# Mississauga Property Tax Dates for Seniors: What Is Left in Fall 2026

The 2026 tax installments, the City's rebate deadline, two Bank of Canada decision dates and the home insurance points to settle before winter.

[ReverseMortgageMississauga.ca](/) has gathered the fall 2026 dates that matter to Mississauga homeowners, starting with the property tax due dates for seniors. Every date below comes from the City of Mississauga, the Bank of Canada or the Government of Ontario.

## The 2026 property tax installments have passed

The three installments on the 2026 final residential tax bill were due July 2, August 6 and September 3 ([City of Mississauga, June 8, 2026](https://www.mississauga.ca/city-of-mississauga-news/news/mississauga-issues-2026-final-property-tax-bills/)). All three dates have now passed.

If one of those payments was missed, pay the amount owing as soon as you can. Falling behind adds late-payment interest, and the amount grows the longer it waits.

The 2026 residential tax rate is 1.087901% of your assessed value ([By-law 0061-2026](https://www.mississauga.ca/wp-content/uploads/2026/05/01132447/2026-Tax-Ratios-2026-By-law-0061-2026.pdf)). On a home assessed at $700,000, that is about $7,615 for the year.

## December 31: the City’s seniors’ tax rebate deadline

December 31, 2026 is the last day to apply for this year’s City of Mississauga tax rebate. It is for homeowners 65 and older, or with a disability, who have low income and receive the Guaranteed Income Supplement (GIS) or the Ontario Disability Support Program (ODSP). You must own your home and have lived in it for at least a year ([City of Mississauga](https://www.mississauga.ca/services-and-programs/property-taxes/apply-for-a-tax-rebate/)).

The rebate began at $400 in 2018 and is raised every year ([City of Mississauga, application form](https://www.mississauga.ca/wp-content/uploads/2018/11/29091509/Tax-Rebate-Application-Form-April-2026.pdf)). Call 311 or email [tax@mississauga.ca](mailto:tax@mississauga.ca) for this year’s amount.

You must apply every year, and the City doesn’t accept applications for past years. Approval also covers 100% of the stormwater charge, with no second form ([City of Mississauga, stormwater charge](https://www.mississauga.ca/services-and-programs/home-and-yard/stormwater/stormwater-charge/)). The full rules are in the guide to the [Mississauga property tax rebate for seniors](/guide/mississauga-property-tax-rebate-seniors/).

## October 28 and December 9: Bank of Canada decisions

The Bank of Canada announces its next two interest rate decisions on October 28 and December 9, 2026 ([Bank of Canada](https://www.bankofcanada.ca/press/upcoming-events/)). These decisions can move the prime rate, which sets the cost of a HELOC (home equity line of credit) and other variable-rate borrowing.

Reverse mortgage rates are set by each lender. Advertised rates were 6.23% to 6.94% (advertised 5-year fixed rates across the four lenders, checked September 17, 2026). Nobody can say in advance what either decision will be.

## Next spring: Ontario’s property tax grant for seniors

If you are 64 or older with low to moderate income, Ontario’s Senior Homeowners’ Property Tax Grant can give you up to $500 a year. You claim it on the ON-BEN form when you file your 2026 income tax return next spring ([Government of Ontario](https://www.ontario.ca/page/senior-homeowners-property-tax-grant)).

A single homeowner gets the full $500 with income up to $35,000, and a couple up to $45,000. It is one grant per couple, and it is never paid back. Keep your 2026 property tax bill with your tax papers.

## Before winter: home insurance and an empty home

Read your home insurance policy before you travel. Many policies stop covering a home that has been empty for about 30 days. If you will be away longer than 30 days in a row, have someone check the house and tell your insurer.

A reverse mortgage requires valid home insurance, paid property taxes and reasonable upkeep. The home must also be your main home. A few winter months away still count, as long as you live there at least six months of the year.

## If one of these dates is a worry

If a property tax bill is hard to pay, a reverse mortgage is one way to cover it. Any tax arrears are paid off at closing from the reverse mortgage money, and there are no required monthly mortgage payments after that. Property taxes, home insurance and upkeep stay yours.

The one-time costs and how the balance grows are in the guide to [what a reverse mortgage costs on a Mississauga home](/guide/reverse-mortgage-cost-mississauga/). For a mortgage that is still being paid, here is how a [reverse mortgage pays off a Mississauga mortgage](/reverse-mortgage-to-pay-off-mortgage-mississauga/).
