# Pay for Home Care in Mississauga and Stay in Your Own Home

Home care in Mississauga starts with Ontario Health atHome, which arranges government-paid care if you qualify. If you need more hours than your care plan gives, you can pay a home care company privately. A reverse mortgage can cover those hours with no required monthly mortgage payments, paid to you as monthly deposits or a lump sum.

No cost and no sales pressure, and asking for an estimate has no effect on your credit.

- For homeowners aged 55 and up
- No monthly mortgage payments required
- Tax-free money
- The home stays in your name
- You can never owe more than your home is worth
- Your own lawyer explains it first

[ReverseMortgageMississauga.ca](/) helps Mississauga families work out how to pay for home care so a parent can stay in their own home. Public home care comes first and costs nothing if you qualify. A reverse mortgage can then pay for the extra hours, with no required monthly mortgage payments.

Property taxes, home insurance and upkeep stay with the homeowner. The care money comes from the home’s value, while the homeowner keeps living there.

## Getting started with a free estimate

A free estimate comes first. The form takes about 90 seconds, asks the youngest owner’s age, the home’s rough value and anything owing, and it doesn’t affect anyone’s credit.

After that, every reverse mortgage lender in Canada is weighed up for the home. The first email from Richard Hopkins, Mortgage Broker, shows how much could be available and which lenders fit, and asks how much the family wants for care. An adult child can lead with the parent copied, and the homeowner always decides.

Once you’ve chosen an option, you send a few documents, such as the care plan from Ontario Health atHome showing the hours already in place. Questions are welcome by email, phone or video call at every step.

## What public home care covers in Mississauga

Ontario Health atHome arranges government-paid home care. If you qualify, the Ontario government pays for it ([Government of Ontario, home care for seniors](https://www.ontario.ca/page/homecare-seniors)). A care coordinator assesses your needs, may visit your home, and sets a care plan that is reassessed when things change.

Covered care can include nursing, physiotherapy, occupational therapy and social work. Personal support covers help with bathing, dressing, eating and using the toilet. Homemaking, like cleaning, laundry and shopping, is included for people who also get personal support or need supervision.

Most of Mississauga is served by the Mississauga Halton area of Ontario Health atHome ([Ontario Health atHome, Mississauga Halton](https://ontariohealthathome.ca/mississauga-halton/)). Malton is served by the Central West area ([Government of Ontario, Malton Village](https://www.ontario.ca/locations/longtermcare/homes/M618-malton-village-long-term-care-centre)).

### When the care plan isn’t enough hours

A care plan sets the services you get. If you need more than the plan provides, you can pay a home care company privately for the extra hours.

Ontario also has a tax credit for some of those costs. The Ontario Seniors Care at Home Tax Credit is for people 70 and older: 25% of up to $6,000 in medical expenses, for a credit of up to $1,500, reduced by 5% of family net income over $35,000 ([Government of Ontario](https://www.ontario.ca/page/ontario-seniors-care-home-tax-credit)).

## Monthly deposits, a lump sum, or both

A reverse mortgage can pay out as monthly deposits, a lump sum, or a mix of the two. Monthly deposits suit care that costs about the same every month. A lump sum suits a one-time need, like a new bed or a stair lift before care starts. Changes like these are covered in [accessibility renovations in Mississauga](/accessibility-renovations-mississauga/).

Interest is charged only on money actually taken. Old Age Security and the Guaranteed Income Supplement stay the same, because the money counts as a loan rather than income.

A hospital stay at Mississauga Hospital or Credit Valley Hospital doesn’t make the mortgage due, and neither does a stay in rehab. A spouse moving into long-term care doesn’t either, when the other borrower still lives at home.

### If a move into long-term care comes later

Once the last borrower has moved into care permanently, the mortgage is due, and families commonly get up to a year to repay it or sell the home. Since July 1, 2026, Ontario has capped the basic long-term care rate at $2,129.17 a month ([Government of Ontario](https://www.ontario.ca/page/get-help-paying-long-term-care)).

Waiting lists in Mississauga are long. On June 30, 2026, Sheridan Villa had 918 people waiting and Malton Village had 503 ([Sheridan Villa](https://www.ontario.ca/locations/longtermcare/homes/M572-sheridan-villa/); [Malton Village](https://www.ontario.ca/locations/longtermcare/homes/M618-malton-village-long-term-care-centre)). The [long-term care homes in Mississauga guide](/guide/long-term-care-homes-mississauga-costs/) covers the costs in more detail.

### An illustrative example: home care paid from a Mississauga home

Take an illustrative widowed homeowner, aged 75, in a home worth $868,000, the Mississauga median for September 2026 ([TRREB Market Watch, September 2026](https://trreb.ca/wp-content/files/market-stats/market-watch/mw2609.pdf)). At 75, a reverse mortgage can reach up to about 57.75% of a home’s value, or about $501,300 on that $868,000 home.

She owes nothing on the home. She takes $25,000 at closing for a walk-in shower and a hospital bed, and $1,500 a month in deposits for private care hours on top of her care plan.

Interest is charged only on the $25,000 and the $1,500 deposits as they arrive. Interest applies only to the money actually taken, and more can usually be requested later.

## How monthly care deposits add up, and the costs

Each monthly deposit for care is added to the balance, and interest is charged only on the deposits already paid out. The balance grows a little faster each month that care continues, though home price growth often offsets some or all of the interest. Those deposits carry interest at rates that ran 6.23% to 6.94% (advertised 5-year fixed rates across the four lenders, checked September 17, 2026).

One-time costs commonly total about $2,000 to $3,500, and the total includes independent legal advice from the homeowner’s own lawyer, about $800 to $1,200 in Ontario. The [Mississauga reverse mortgage cost guide](/guide/reverse-mortgage-cost-mississauga/) lists each cost, and the [Mississauga reverse mortgage calculator](/tools/reverse-mortgage-calculator-mississauga/) shows a balance growing over time.

The mortgage is due when the home is sold, or when the last borrower passes away or moves into care for good. An early repayment charge, if one still applies when that move into care happens, is commonly cut by about half, and at least one lender waives it. No lender charges one after the last borrower passes away.

The most you or your estate can ever owe is the fair market value of the home when the mortgage becomes due, provided the property taxes, insurance and upkeep have been kept up. This is typically called the no negative equity guarantee.

## Seven Steps From Your First Question to the Money

You can stop at any step. Nothing is signed until the application, and nothing is final until your own lawyer has explained it.

1. 1

    Step 1: Free estimate

The estimate form takes about 90 seconds and shows a figure on screen. Asking for it doesn't affect your credit, and nobody pressures you.

2. 2

    Step 2: Every lender compared

Your Mississauga home is checked against every reverse mortgage lender in Canada. The first email from Richard Hopkins, Mortgage Broker, shows how much you could get and which lenders fit, and asks how much you want.

3. 3

    Step 3: Application

Once you've chosen an option, fill out a quick form and send a few documents. Your credit is checked once, and your application goes only to the lender you choose.

4. 4

    Step 4: Approval

The lender usually sends its mortgage commitment letter within a day or two.

5. 5

    Step 5: Appraisal

An appraiser visits the home to confirm its value, and the amount available adjusts to that value.

6. 6

    Step 6: Independent legal advice

You meet your own lawyer, who acts only for you, at your independent legal advice appointment (ILA). Your lawyer explains the mortgage before you sign it.

7. 7

    Step 7: Closing

On closing day, the lawyer or title company doing the closing receives the money from the lender. They pay off your current mortgage, any other debts on the home and the costs, then deposit the remaining money in your bank account.

## Frequently asked questions

**Is home care free in Mississauga?**

Yes, if you qualify. Home care arranged through Ontario Health atHome is paid for by the Ontario government. Your needs are assessed by a care coordinator, who then sets the care plan. Some community support services can have a co-payment, and you can always pay a home care company privately for more.

**Does a reverse mortgage become due if one spouse moves into long-term care?**

No. When both spouses are borrowers and one still lives in the home, nothing changes. Repayment is only due after the last borrower leaves the home for good, and even then families commonly get up to a year to sell or repay.

**Does money from a reverse mortgage reduce your OAS or GIS?**

No. Because reverse mortgage money is a loan and not income, Old Age Security, the Guaranteed Income Supplement and the income-tested rate for a subsidized long-term care bed all ignore it. What does count is any interest the money earns while it sits in a savings account.

**Can an adult child arrange a reverse mortgage for a parent's care?**

Yes, an adult child can lead the emails and calls, with the parent copied. The parent who owns the home signs, or an attorney under a continuing power of attorney for property whose wording allows it and that the lender accepts. A power of attorney has to be made while the parent is mentally capable.

**Does it cost anything to have a broker shop the reverse mortgage lenders for you?**

No. Your bill from the broker is zero: the brokerage is paid by whichever lender you pick, after the mortgage has funded.

Going through a broker also opens doors a phone call to a lender won't. One of the four lenders deals only with brokers, and another saves its highest-lending product for broker clients. On a competitive application, a lower rate than the advertised one or a trimmed set-up fee can come into play. For your Mississauga home, Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada. He then recommends whichever option gives you the best overall value, even if it's not a reverse mortgage.
