# Reverse Mortgages in Port Credit: Tax-Free Money From Your Condo or House

A reverse mortgage in Port Credit lets owners 55 and older borrow against a condo, townhouse or house with no required monthly mortgage payments. At 65, you could borrow up to about 50.55% of the value: about $397,000 on a condo apartment at $785,000, the median price of Port Credit condo apartments that sold from April to June 2026.

## Why Port Credit Homeowners Ask About a Reverse Mortgage

Condo fees that went up again

If your condo fees rose this year and your income didn't, the difference comes out of savings. A reverse mortgage can add a set deposit to your bank account every month.

A house worth more than you ever paid

Port Credit detached houses that sold from April to June 2026 had a median price of $1,650,000, from a small number of sales. None of that value helps with this month's bills while it stays in the house.

Wanting to keep the walk to the lake

Selling to move somewhere cheaper means agent fees, Ontario land transfer tax on the next home and moving costs. A reverse mortgage lets you stay in your home and keep the neighbourhood you know.

Repairs on an older semi or house

A home that has stood for decades can need a roof, windows and a furnace in the same few years. The money can pay for repairs, and the home's condition is part of approval.

[ReverseMortgageMississauga.ca](/) explains how a reverse mortgage in Port Credit works for homeowners 55 and older, using the prices of homes that actually sold in the neighbourhood in 2026. A reverse mortgage lets you borrow against your home with no required monthly mortgage payments, while the property taxes, home insurance and upkeep stay your responsibility.

Port Credit has a wide mix of homes for one small neighbourhood: older houses, semis, condo townhouses and condo apartments near the lake. The amount you can borrow depends on your age and on the home you own, so the type of home matters as much as the street.

## A lakeshore village older than the city around it

Port Credit’s village plan dates from 1834. It became a town in 1961 and joined Mississauga in 1974 ([Wikipedia, Port Credit](https://en.wikipedia.org/wiki/Port_Credit)).

The heritage core still has streetcar-era homes, and newer condo buildings stand closer to the water. The lighthouse at the mouth of the Credit River is a replica; the original stood from 1882 to 1918 (same source).

More homes are coming. The former Imperial Oil site is planned for up to 3,900 units (same source). For a reverse mortgage today, what counts is your own home and what similar homes nearby have sold for.

## Condo or house: what the lender reviews in Port Credit

Any of the four Canadian reverse mortgage lenders can approve a standard condo. Each looks at three things: the unit’s worth, the building and how its condo corporation is run, and the location.

The building is where answers differ. The four lenders are not equally comfortable with every building, so the same Port Credit condo can get a different answer from each one. That is why every lender is compared for your building. A standard condo registered in your name qualifies; leasehold condos and co-ops don’t qualify with any lender.

For a house, the lender looks at its value, its condition and its location. Condition is part of approval: a booked repair can sometimes be built in with a holdback. More detail is in [reverse mortgages for Mississauga condos](/reverse-mortgage-condo-mississauga/).

### Port Credit prices come from a small number of sales

From April to June 2026, TRREB reported 17 condo apartment sales in Port Credit with a median price of $785,000, and 7 detached sales with a median of $1,650,000 ([TRREB Community Market Report, Mississauga, 2026 Q2](https://trreb.ca/wp-content/files/market-stats/community-reports/2026/Q2/MississaugaQ22026.pdf)). With so few sales, one or two unusual homes can move a median a lot.

Across all of Mississauga, the median price of the 122 condo apartments that sold in September 2026 was $432,500 ([TRREB Market Watch, September 2026](https://trreb.ca/wp-content/files/market-stats/market-watch/mw2609.pdf)). That is a different measure, one month across the whole city, but it shows Port Credit condos selling well above the city’s typical condo.

## Example: rising condo fees at 77

For example, picture an illustrative widow, 77, in a Port Credit condo apartment worth $785,000, the median price of Port Credit condo apartments that sold from April to June 2026. She has no mortgage. Her condo fees went up again this year, and her pension and savings cover less each month.

At 77, she could borrow up to about 59% of her home’s value, which is about $463,000 on $785,000. She doesn’t take it all. She takes $25,000 at closing for a special assessment (a one-time charge a condo corporation bills owners for a big repair) and her own bills, then a set deposit of $1,000 a month into her bank account.

Interest is charged only on the money she has taken, and she has no required monthly mortgage payments. She still pays her property taxes, home insurance and condo fees. The most she or her estate can ever owe is the fair market value of the home when the mortgage becomes due, provided the property taxes, insurance and upkeep have been kept up. That protection is typically called the no negative equity guarantee.

## Property tax help for Port Credit owners

The City of Mississauga gives a yearly property tax rebate to homeowners 65 or older who receive the Guaranteed Income Supplement ([City of Mississauga, tax rebate](https://www.mississauga.ca/services-and-programs/property-taxes/apply-for-a-tax-rebate/)). The rebate began at $400 in 2018 and rises every year. Call 311 or email [tax@mississauga.ca](mailto:tax@mississauga.ca) for this year’s amount, and apply by December 31 each year.

If you qualify for the rebate, the City also covers 100% of the stormwater charge. Condo owners get a cheque from the City, and house owners get a credit on the Region of Peel water bill ([City of Mississauga, stormwater charge](https://www.mississauga.ca/services-and-programs/home-and-yard/stormwater/stormwater-charge/)). The full rules are in [Mississauga’s property tax rebate for seniors](/guide/mississauga-property-tax-rebate-seniors/).

If you are weighing a sale instead, [land transfer tax on a Mississauga move](/guide/land-transfer-tax-mississauga-downsizing/) shows one of the costs of buying the next home.

The building review is where the four lenders’ answers can differ on a lakeside condo like the $785,000 unit in the example. Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada for your Port Credit building and emails the best deal for your home and goals, at no cost to you, because the lender pays the brokerage once the mortgage funds. The one-time costs of the mortgage itself are set out in [what a reverse mortgage costs in Mississauga](/guide/reverse-mortgage-cost-mississauga/).

## What Port Credit homes are worth, and what that means

Typical Port Credit values by home type, and the most a reverse mortgage could provide

Home type Typical value Up to, at 65 (50.5%) Up to, at 75 (57.8%)

Detached houseMedian of 7 sales, April to June 2026 Typical value $1,650,000 Up to, at 65 $834,000 Up to, at 75 $953,000

Semi-detached houseMedian of 6 sales, April to June 2026 Typical value $1,717,000 Up to, at 65 $868,000 Up to, at 75 $992,000

Condo townhouseMedian of 5 sales, April to June 2026 Typical value $805,000 Up to, at 65 $407,000 Up to, at 75 $465,000

Condo apartmentMedian of 17 sales, April to June 2026 Typical value $785,000 Up to, at 65 $397,000 Up to, at 75 $453,000

Typical values: [TRREB Community Market Report, Mississauga, 2026 Q2](https://trreb.ca/wp-content/files/market-stats/community-reports/2026/Q2/MississaugaQ22026.pdf). The amounts are ceilings on the market's highest-lending products, rounded to the nearest $1,000, before anything owing is paid off. A lender's own appraisal sets the real figure.

From April to June 2026, the median price of homes that sold in Port Credit was $1,650,000 for detached houses (7 sales), $1,717,000 for semis (6 sales), $805,000 for condo townhouses (5 sales) and $785,000 for condo apartments (17 sales).

That is a small number of sales, so treat these figures as a rough guide. At 65, up to 50.55% of the value means about $834,000 on the detached median and about $397,000 on the condo apartment median. At 75, up to 57.75% means about $953,000 and about $453,000.

## Seven Steps for a Port Credit Homeowner

Most of it is done from home by email, phone or video call, with family copied in if you wish. You can stop at any step. Nothing is signed until the application, and nothing is final until your own lawyer has explained it.

1. 1

    Step 1: Free estimate

The estimate form takes about 90 seconds and shows a figure on screen. Asking for it doesn't affect your credit, and nobody pressures you.

2. 2

    Step 2: Every lender compared

Your Mississauga home is checked against every reverse mortgage lender in Canada. The first email from Richard Hopkins, Mortgage Broker, shows how much you could get and which lenders fit, and asks how much you want.

3. 3

    Step 3: Application

Once you've chosen an option, fill out a quick form and send a few documents. Your credit is checked once, and your application goes only to the lender you choose.

4. 4

    Step 4: Approval

The lender usually sends its mortgage commitment letter within a day or two.

5. 5

    Step 5: Appraisal

An appraiser visits the home to confirm its value, and the amount available adjusts to that value.

6. 6

    Step 6: Independent legal advice

You meet your own lawyer, who acts only for you, at your independent legal advice appointment (ILA). Your lawyer explains the mortgage before you sign it.

7. 7

    Step 7: Closing

On closing day, the lawyer or title company doing the closing receives the money from the lender. They pay off your current mortgage, any other debts on the home and the costs, then deposit the remaining money in your bank account.

## Port Credit reverse mortgage questions

**How much could a reverse mortgage provide on a Port Credit home?**

It depends on your age and the type of home. On a condo apartment at $785,000, the median price of Port Credit condo apartments that sold from April to June 2026, it is up to about $397,000 at 65 and about $453,000 at 75.

On a detached house at the $1,650,000 median, it is up to about $834,000 at 65 and about $953,000 at 75. Anything you owe is paid off first, and the lender's appraisal sets the real figure. Try the [Mississauga reverse mortgage calculator](/tools/reverse-mortgage-calculator-mississauga/).

**Can you get a reverse mortgage on a Port Credit condo by the lake?**

Yes. Every Canadian reverse mortgage lender accepts standard condos. Each one checks what the unit is worth, how the building and its condo corporation are run, and where it is. The four lenders are not equally comfortable with every building, so **every lender is compared for your building**. Leasehold condos and co-ops don't qualify with any lender. Read more about [reverse mortgages for Mississauga condos](/reverse-mortgage-condo-mississauga/).

**Why are Port Credit's TRREB prices based on so few sales?**

Port Credit is a small neighbourhood. TRREB counted 36 sales of all types there from April to June 2026, and it doesn't report a home type with 2 or fewer sales. With 5 to 17 sales per type, one unusual home can move the median. For a reverse mortgage, the appraisal of your own home sets the value.

**Can a reverse mortgage help pay rising condo fees in Port Credit?**

Yes. The money is yours to use as you choose, including condo fees. You can take a lump sum, a set deposit every month, or both. There are no required monthly mortgage payments. Property taxes, home insurance, condo fees and upkeep stay yours to pay.

**Does the City of Mississauga help Port Credit condo owners with property tax?**

Yes, if you qualify. Homeowners 65 or older who receive the Guaranteed Income Supplement can apply for the City's yearly tax rebate by December 31. It began at $400 in 2018 and rises every year; call 311 or email tax@mississauga.ca for this year's amount. Condo owners who qualify also get a cheque for the stormwater charge. See [Mississauga's property tax rebate for seniors](/guide/mississauga-property-tax-rebate-seniors/).
