Reverse Mortgage Calculator for Mississauga Homes
This reverse mortgage calculator uses Mississauga's own home values. Tell it your age, your neighbourhood and your type of home. It shows your borrowing ceiling, the money left once anything owing is cleared, how the balance would grow, and what a move across town would cost.
No cost and no sales pressure, and asking for an estimate has no effect on your credit.

This is an estimate, not an approval. Each lender has its own appraisal and rules, and the amount moves with the appraised value. Taking the full amount is never required, and interest is charged only on the money you take.
Where the numbers come from
Your ceiling is the home's value times a percentage that depends on the youngest owner's age: roughly 46% at 55, 50.5% at 65 and 53% at 70, reaching 60% at 78 and over. These match the percentages behind the brokerage's own estimate form.
A reverse mortgage pays out any existing mortgage before you receive anything, which is why the second box deducts what you owe. It takes the place of the old loan rather than adding to it.
The balance box adds interest twice a year with no payments made, at the lowest and highest advertised 5-year fixed rates across the four lenders (6.23% and 6.94%, checked September 17, 2026), held steady for ten years. Real rates reset when a term ends, so treat it as a guide.
The moving box shows money you would spend, never money you would get. It adds a real estate commission of 4.5% (the middle of the 4% to 5% often quoted in the GTA; commission isn't fixed and can be negotiated), 13% HST on that commission, Ontario's land transfer tax on the smaller home, legal fees of about $1,800 on each side, and $2,500 for movers (an assumption, since moves vary). Mississauga has no land transfer tax of its own, so only Ontario's applies. The smaller home is taken to be a condo apartment at the typical price for the same part of the city. It ignores staging, repairs before listing, legal disbursements and new furniture, so a real move tends to cost more.
City-wide values are the Toronto Regional Real Estate Board (TRREB) Market Watch, September 2026, MLS Home Price Index for Mississauga. Neighbourhood values are the median prices of homes that sold there from April to June 2026, from the TRREB Community Market Report, Mississauga, 2026 Q2. Where a neighbourhood had too few sales of a home type, the city-wide value is used instead.
Calculator questions
Will a lender offer exactly this amount?
Treat it as a starting figure, not an approval. The percentages sit near the top of what the four lenders advertise, and a real offer depends on which lender, what the appraiser says the home is worth and, for couples, both of your ages.
Why does an older borrower get more?
The lender expects a shorter wait before it is repaid, so less interest piles up over the life of the loan. That is why the percentage climbs from about 46% at 55 to the 60% top tier at 78 and over.
Is my information saved or my credit checked?
Neither. The calculation runs on your own device, and nothing you enter leaves it.
