What Your Mississauga Home Could Provide, by Type of Home
A reverse mortgage in Mississauga is based on two things: what your home is worth and the age of the youngest owner. The table uses the Toronto Regional Real Estate Board's typical Mississauga values for September 2026.
The gap between home types is wide. At 70, a typical detached house could provide up to about $658,000, and a typical condo apartment up to about $258,000.
Typical values: Toronto Regional Real Estate Board (TRREB) Market Watch, September 2026, MLS Home Price Index for Mississauga. The amounts are ceilings on the market's highest-lending products, rounded to the nearest $1,000, before anything owing is paid off. A lender's own appraisal sets the real figure.
Your own home will differ from the typical one. The Mississauga calculator uses values for your part of the city, and the neighbourhood pages show local figures for Port Credit, Lorne Park, Streetsville, Meadowvale and Erin Mills. The brokerage's main website, reversemortgagebroker.ca, also keeps a Mississauga overview with July 2026 benchmarks.
How Mississauga Homeowners Use a Reverse Mortgage
Staying in the home you know is usually the point. These are common reasons to look at a reverse mortgage, each with its own page of Mississauga facts and figures.
Condo owners
Your condo apartment or condo townhouse can qualify, with no required monthly mortgage payments while you live there.
Still paying a mortgage
Your current mortgage is paid off at closing, and there are no required monthly mortgage payments after that.
Adding a garden suite or apartment
Pay for a garden suite or basement apartment from your home's value, for family, a caregiver or a tenant.
Paying for care at home
Monthly deposits or a lump sum from your home's value can pay for the care hours public home care doesn't cover.
Renovations to stay home
Pay for a walk-in shower, a stair lift or a main-floor bedroom from your home's value, and keep living there.

Free Help, With Every Lender Compared for You
Four lenders offer reverse mortgages in Canada. The big banks don't offer their own. Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada for your Mississauga home and shows you which fits you best, and why.
-
Every lender compared
Each lender sets its own limits for age, home type and location. Your home is checked against all four, so you see the best deal for your situation.
-
Free to you
The lender you choose pays the brokerage after your mortgage funds. You pay the broker nothing.
-
In writing, by email
Your numbers arrive by email, so you can read them slowly and share them. Your children can be copied on every message.
-
Not always a reverse mortgage
A home equity line of credit or a refinance sometimes fits better, and you will hear about it when it does. The brokerage arranges those too.
Seven Steps From Your First Question to the Money
Everything is done by email, phone and video call. You can stop at any step. Nothing is signed until the application, and nothing is final until your own lawyer has explained it.
-
Step 1: Free estimate
The estimate form takes about 90 seconds and shows a figure on screen. Asking for it doesn't affect your credit, and nobody pressures you.
-
Step 2: Every lender compared
Your Mississauga home is checked against every reverse mortgage lender in Canada. The first email from Richard Hopkins, Mortgage Broker, shows how much you could get and which lenders fit, and asks how much you want.
-
Step 3: Application
Once you've chosen an option, fill out a quick form and send a few documents. Your credit is checked once, and your application goes only to the lender you choose.
-
Step 4: Approval
The lender usually sends its mortgage commitment letter within a day or two.
-
Step 5: Appraisal
An appraiser visits the home to confirm its value, and the amount available adjusts to that value.
-
Step 6: Independent legal advice
You meet your own lawyer, who acts only for you, at your independent legal advice appointment (ILA). Your lawyer explains the mortgage before you sign it.
-
Step 7: Closing
On closing day, the lawyer or title company doing the closing receives the money from the lender. They pay off your current mortgage, any other debts on the home and the costs, then deposit the remaining money in your bank account.
What a Reverse Mortgage Costs
The costs are the same in Mississauga as anywhere in Ontario. Here they are up front, with the date each figure was checked.
Interest rate
6.23% to 6.94%
Advertised 5-year fixed rates across the four lenders, checked September 17, 2026. No money leaves your bank account monthly, because the interest joins the balance instead.
One-time costs
$2,000 to $3,500
What one-time costs commonly total, depending on the lender: an appraisal (usually about $350), the lender's set-up fee ($795 to $1,795), and your own lawyer ($800 to $1,200 in Ontario).
The broker
$0
Nothing to pay for the comparison, the paperwork or the follow-up. Once your mortgage funds, the lender you chose pays the brokerage.
Rates change often, so treat any published rate as a dated snapshot. The cost guide for Mississauga homeowners shows how the balance grows over five and ten years.
Three Ways to Get Money From a Mississauga Home
Selling, borrowing with payments, or borrowing without them. Each one fits some people and not others, and the right one depends on your income, your plans and how long you want to stay.
| What is compared | Sell and move within Mississauga | Home equity line of credit (HELOC) | Reverse mortgage |
|---|---|---|---|
| Monthly payments | None, but you buy or rent again | Required every month, and they rise with the prime rate | No required monthly mortgage payments |
| Who qualifies | Anyone who owns the home | Income and credit must pass the bank's test | Every owner 55 or older; no income test like a bank's |
| Up-front cost | Commission plus HST, Ontario land transfer tax, lawyers and movers: often tens of thousands of dollars | Usually a lawyer and an appraisal | About $2,000 to $3,500 in one-time costs |
| Do you stay in your home? | No | Yes | Yes, and it stays in your name |
| What you could owe | Nothing on the old home | The full balance, whatever the home is worth | Never more than the home's fair market value at the time the mortgage becomes due |
Mississauga has no land transfer tax of its own, so a move inside the city pays Ontario's tax only. The downsizing cost guide adds it all up on real Mississauga prices.
Reverse Mortgages in Your Part of Mississauga
The rules are the same on every street. Values are not: a lakeshore bungalow in Lorne Park and a Meadowvale townhouse can be worth very different amounts, and so can what a reverse mortgage provides on each.
- Port CreditThe lakeshore village at the mouth of the Credit River: streetcar-era houses, semis and condos by the marina, on the Lakeshore West GO line.
- Lorne ParkA former cottage resort by the lake, now detached houses on large wooded lots, with Jack Darling Memorial Park and Clarkson GO close by.
- Streetsville"The Village in the City": a historic Queen Street main street, settled in 1819, with Streetsville GO on the Milton line.
- MeadowvaleThe 1970s new town around Lake Aquitaine and Lake Wabukayne: townhouses, condos, semis and houses, west of historic Meadowvale Village.
- Erin MillsThe planned community begun in the early 1970s on more than 7,000 acres: detached houses, semis and townhouses near Erin Mills Town Centre and Credit Valley Hospital.
Reverse Mortgage Questions From Mississauga Homeowners
What could a reverse mortgage provide on a typical Mississauga home?
Up to about $630,000 at age 65 on a typical Mississauga detached house, which TRREB valued at $1,245,400 in September 2026. On a typical condo apartment ($488,300), the same age gives up to about $247,000.
The amount rises with the age of the youngest owner, up to 60% of the value from age 78. These are ceilings, not quotes. The Mississauga calculator works it out for your own home and neighbourhood.
Do all four reverse mortgage lenders lend on Mississauga homes?
Yes. HomeEquity Bank (CHIP), Equitable Bank, Home Trust and Bloom all lend in Mississauga, and a city home qualifies for the top of each lender's range. Each lender draws its lines on age, home type and building in slightly different places, so the same home can get different answers. Calling the lenders yourself won't reach two of them. One of the four deals only with mortgage brokers, and another saves its highest-lending product for clients who come through a broker.
Does Mississauga charge its own land transfer tax if you sell and move?
No. The City of Toronto is the only Ontario city with a land transfer tax of its own, so a move within Mississauga pays Ontario's tax alone. On a condo apartment at the September 2026 Mississauga average of $500,192, that is about $6,479. Commission, HST, lawyers and movers come on top, and the downsizing cost guide adds them up.
Can you keep the City of Mississauga's seniors' tax rebate with a reverse mortgage?
Yes. The City's rebate depends on being 65 or older (or having a disability), receiving the Guaranteed Income Supplement or ODSP, and owning and living in the home for at least a year. Nothing in those rules mentions a mortgage. Reverse mortgage money is a loan, not income, so it doesn't reduce the Guaranteed Income Supplement either. You apply to the City every year by December 31. The property tax rebate guide has the details.
Do you have to visit an office to set up a reverse mortgage in Mississauga?
No. Your dealings with the broker run by email, phone and video call, with your children copied on each message if you like. Two things happen in person: an appraiser visits your home to confirm its value, and you meet your own lawyer for independent legal advice before you sign. In Ontario that lawyer usually charges about $800 to $1,200.
Can a reverse mortgage pay for a garden suite or basement apartment in Mississauga?
Yes. Since November 10, 2023, Mississauga allows up to two extra units on most detached, semi-detached and freehold townhouse lots, one of which can be a garden suite. The City refunds the building permit fee on the second and third units once inspections are done. A reverse mortgage can pay for the build with no monthly mortgage payments, and no rental income is needed to qualify. The garden suite page explains the rules.
