ReverseMortgageMississauga.ca explains how to apply to long term care homes in Mississauga, what Ontario lets them charge in 2026, and what happens to the family home and a reverse mortgage when someone moves into care.
Families facing this decision usually have two worries at once. One is the cost of the bed. The other is the house, and whether a move puts it at risk.
How do you apply for a long-term care home in Mississauga?
You apply through Ontario Health atHome, the provincial agency that also coordinates publicly funded home care such as nursing and personal support. Most of Mississauga is served by its Mississauga Halton area. Malton is served by its Central West area, according to the province’s listing for Malton Village.
The Mississauga Halton office has its contact details on its website (Ontario Health atHome, Mississauga Halton). The Malton direction comes from the province’s page for that home (Government of Ontario, Malton Village).
Which Mississauga long-term care homes does the Region of Peel operate?
The Region of Peel operates two long-term care homes in Mississauga: Sheridan Villa and Malton Village. Peel has five homes in all, and the other three are in Brampton and Caledon. Both Mississauga homes have long waiting lists, with 918 people waiting for Sheridan Villa and 503 for Malton Village as of June 30, 2026.
| Peel home in Mississauga | Licensed beds | Waiting list, June 30, 2026 |
|---|---|---|
| Sheridan Villa | 142 | 918 |
| Malton Village | 160 | 503 |
The bed and waiting-list counts are from the province’s home listings (Sheridan Villa, Malton Village). Peel’s other homes are listed by the Region (Region of Peel).
How long the wait is
The province doesn’t publish a typical wait in days for these homes. It says wait times vary widely and change often, so the waiting-list counts are the clearest guide.
What does long-term care cost in Ontario in 2026?
Ontario sets the most a long-term care home can charge residents. The monthly maximums from July 1, 2026 are $2,129.17 for a basic room, $2,567.17 for semi-private and $3,041.97 for private. Residents with low income can apply for a reduction on the basic rate.
| Room | Most per month | Most per day |
|---|---|---|
| Basic room | $2,129.17 | $70.00 |
| Semi-private room | $2,567.17 | $84.40 |
| Private room | $3,041.97 | $100.01 |
| Short stay | Not applicable | $45.31 |
The rates rose 2.1% on July 1, 2026 (Government of Ontario, Get help paying for long-term care). These maximums apply at every licensed home in Ontario, including the homes in Mississauga.
What happens to a reverse mortgage when one spouse moves into care?
Nothing is triggered when one spouse moves into care and the other stays at home, as long as both are borrowers on the mortgage. The spouse at home keeps living there with no repayment, no new approval and no deadline. Property taxes, home insurance and upkeep still have to be kept up.
A temporary stay in hospital or rehab doesn’t change anything either. Repayment comes due only after the last borrower sells, passes away or leaves the home for good.
What happens to the mortgage when the last borrower moves into long-term care?
Once the last borrower moves into long-term care for good, the reverse mortgage is due. Depending on the product, families commonly get up to a year to repay or sell, and the balance keeps collecting interest until then. The early repayment charge is commonly cut by about half.
That reduction is typical lender practice, and it varies by lender and product. At least one lender waives the charge completely when the last borrower moves into care.
The most you or your estate can ever owe is the fair market value of the home when the mortgage becomes due, provided the property taxes, insurance and upkeep have been kept up. This protection is typically called the no negative equity guarantee. Because the home never belongs to the lender, the family handles the sale and keeps every dollar above the balance.
Tell the insurer if the home is empty
Many home insurance policies stop covering a home after it has been empty for about 30 days. Call the insurer when the house will be empty, and have someone check it often.
Does reverse mortgage money affect the subsidized long-term care rate?
No. Ontario’s income test for the basic-rate reduction ignores reverse mortgage money, because it is a loan and not income. Old Age Security and the Guaranteed Income Supplement are left alone too. One thing does count: interest you earn on the money if it sits in a savings account.
Paying for care at home instead
A reverse mortgage can also pay for care at home, either while waiting for a bed or instead of a move. Here is how paying for home care in Mississauga works, and how accessibility renovations such as a walk-in shower or grab bars can be paid for.
Ontario also has a Seniors Care at Home Tax Credit for people 70 and older. It covers 25% of up to $6,000 in eligible medical expenses, so up to $1,500, and it shrinks as family income rises above $35,000 (Government of Ontario).
The costs of setting up a reverse mortgage are in the guide to what a reverse mortgage costs on a Mississauga home. The Mississauga reverse mortgage calculator shows a first number for your home.
The bottom line
