ReverseMortgageMississauga.ca explains the reverse mortgage cost a Mississauga homeowner can expect, from the appraisal at the start to the interest that builds over the years. One-time costs come to about $2,000 to $3,500 in total.

Most homeowners asking about cost want two answers. The first is what they pay at the start. The second is how much the balance grows, and that is where most of the cost is.

What are the one-time costs of a reverse mortgage in Mississauga?

The one-time costs of a reverse mortgage in Mississauga commonly total about $2,000 to $3,500, depending on the lender. They include roughly $350 for the appraisal, $795 to $1,795 for the lender’s set-up fee, $800 to $1,200 for independent legal advice, and $300 to $400 to discharge any mortgage still on the home.

CostTypical amountWhen it’s paid
Home appraisalAbout $350Usually paid before closing
Set-up fee charged by the lender$795 to $1,795Built into the mortgage balance
Independent legal advice$800 to $1,200Can be paid from the money at closing
Discharge of an existing mortgage$300 to $400At closing, only if you have one

Typical figures as of fall 2026. Each lender sets its own set-up fee, and one lender’s fee also covers its own closing legal work.

The set-up fee collects interest too

The lender’s set-up fee is built into the mortgage. That means it collects interest along with the rest of the balance, so a lower fee saves you a little every year.

Your own lawyer costs more than the paperwork shows

Your lawyer charges about $800 to $1,200 in Ontario for the independent legal advice appointment (ILA). Lender paperwork often shows $300 to $500, which is less than Ontario lawyers bill. The lawyer works only for you and explains every part of the mortgage before you sign.

What interest rates apply to a Mississauga reverse mortgage?

Reverse mortgage rates in Mississauga are the same as anywhere in Ontario. Advertised rates were 6.23% to 6.94% (advertised 5-year fixed rates across the four lenders, checked September 17, 2026). No lender charges a different rate because a home is in Mississauga, Meadowvale or Port Credit.

Government regulation covers all four lenders: HomeEquity Bank (CHIP), Equitable Bank, Home Trust and Bloom. With each one, you can never owe more than your home is worth when the mortgage comes due (typically called the no negative equity guarantee), and each requires independent legal advice.

Rates are higher than on a regular bank mortgage. In exchange, you have no required monthly mortgage payments, although the property taxes, home insurance and upkeep remain your job.

How does the interest grow on a reverse mortgage?

Interest on a reverse mortgage is compounded twice a year, the same way as on a regular bank mortgage. The difference is that nothing is paid each month, so the interest is added to the balance. Interest is charged only on the money you take, never on the unused part of your approval.

An example on a Mississauga condo

For example, take an illustrative 70-year-old who owns a condo apartment worth $488,300, the Mississauga condo apartment benchmark price in September 2026 (TRREB Market Watch, September 2026). At 70, a lender offers up to about 53% of the value, or about $258,000. This homeowner takes $150,000, and can usually ask for more later if it is needed.

Balance on $150,000At 6.23%At 6.94%
After 1 yearAbout $159,500About $160,600
After 5 yearsAbout $203,900About $211,000

After five years, the $150,000 has grown to about $203,900 at 6.23% or about $211,000 at 6.94%. The gap between the lowest and highest advertised rate is about $7,100 on the same loan.

Your home’s value can grow too

Your home’s value tends to rise while the interest builds, and that growth often covers some or all of the interest. Borrowers in Canada hold on to about half their equity, on average. The Mississauga reverse mortgage calculator shows how the balance grows over five and ten years.

You can also choose to pay some of it back. Some lenders allow up to 10% of the balance a year without a penalty.

Does a Mississauga home cost more than other Ontario homes?

No. A reverse mortgage on a Mississauga home costs the same to set up as one anywhere else in Ontario. The four lenders don’t change their rates or set-up fees by city, and all four lend across Mississauga.

What changes from home to home is the amount. It depends on your age, the appraised value and the type of home. Condos are reviewed together with the building and its condo corporation. Here is how a reverse mortgage on a Mississauga condo is approved.

Do you still pay Mississauga property taxes with a reverse mortgage?

Yes. Property taxes, home insurance and upkeep stay yours after a reverse mortgage closes. The 2026 residential tax rate in Mississauga is 1.087901% of your assessed value, so a home assessed at $700,000 pays about $7,615 a year. Falling seriously behind on taxes can put the mortgage in default.

The 2026 rate combines the City, the Region of Peel and the province’s education tax (City of Mississauga, By-law 0061-2026). Of each tax dollar, 37 cents goes to the City, 48 cents to the Region and 15 cents to education (City of Mississauga).

Your assessed value still uses January 1, 2016 values, so it is usually lower than what the home would sell for (MPAC). Homeowners with low income may qualify for the Mississauga property tax rebate for seniors.

Who pays the broker?

You pay the broker nothing, because the lender pays the brokerage once the mortgage funds. Richard Hopkins, Mortgage Broker, starts from your goals and compares every reverse mortgage lender in Canada for your Mississauga home. Everything arrives in writing, easy to forward to your family, and they can be copied on every message.

HELOCs (home equity lines of credit), refinances and regular mortgages are arranged by Richard too. You get his recommendation based on your situation, even if it’s not a reverse mortgage. Homeowners still paying a bank mortgage can read how a reverse mortgage pays off a Mississauga mortgage.

The bottom line

A reverse mortgage on a Mississauga home costs about $2,000 to $3,500 to set up, and the bigger cost over time is the interest added to the balance. Advertised 5-year fixed rates were 6.23% to 6.94% across the four lenders, checked September 17, 2026. You pay nothing for the broker, since the brokerage is paid by the lender once the mortgage funds.

More Questions From Mississauga Homeowners

Are there monthly fees on a reverse mortgage?

No. There are no required monthly mortgage payments and no monthly lender fee. Some lenders charge a small fee when you ask for an extra advance later, about $50 per request. Property taxes, home insurance and upkeep stay yours.

Can the closing costs be paid from the reverse mortgage money?

Yes, in most cases. The set-up fee is added to the mortgage, and the lawyer's fee and any discharge fee can be paid from the money at closing. The appraisal is often the one cost paid up front, although some lenders pay it first and settle it at closing.

Does a lower Mississauga home price change the cost?

No. The one-time costs and the rates don't depend on your home's value. A lower value changes how much you can borrow, because the amount is a percentage of the appraised value. See the September 2026 Mississauga prices.
