ReverseMortgageMississauga.ca explains how a reverse mortgage in Port Credit works for homeowners 55 and older, using the prices of homes that actually sold in the neighbourhood in 2026. A reverse mortgage lets you borrow against your home with no required monthly mortgage payments, while the property taxes, home insurance and upkeep stay your responsibility.
Port Credit has a wide mix of homes for one small neighbourhood: older houses, semis, condo townhouses and condo apartments near the lake. The amount you can borrow depends on your age and on the home you own, so the type of home matters as much as the street.
A lakeshore village older than the city around it
Port Credit’s village plan dates from 1834. It became a town in 1961 and joined Mississauga in 1974 (Wikipedia, Port Credit).
The heritage core still has streetcar-era homes, and newer condo buildings stand closer to the water. The lighthouse at the mouth of the Credit River is a replica; the original stood from 1882 to 1918 (same source).
More homes are coming. The former Imperial Oil site is planned for up to 3,900 units (same source). For a reverse mortgage today, what counts is your own home and what similar homes nearby have sold for.
Condo or house: what the lender reviews in Port Credit
Any of the four Canadian reverse mortgage lenders can approve a standard condo. Each looks at three things: the unit’s worth, the building and how its condo corporation is run, and the location.
The building is where answers differ. The four lenders are not equally comfortable with every building, so the same Port Credit condo can get a different answer from each one. That is why every lender is compared for your building. A standard condo registered in your name qualifies; leasehold condos and co-ops don’t qualify with any lender.
For a house, the lender looks at its value, its condition and its location. Condition is part of approval: a booked repair can sometimes be built in with a holdback. More detail is in reverse mortgages for Mississauga condos.
Port Credit prices come from a small number of sales
From April to June 2026, TRREB reported 17 condo apartment sales in Port Credit with a median price of $785,000, and 7 detached sales with a median of $1,650,000 (TRREB Community Market Report, Mississauga, 2026 Q2). With so few sales, one or two unusual homes can move a median a lot.
Across all of Mississauga, the median price of the 122 condo apartments that sold in September 2026 was $432,500 (TRREB Market Watch, September 2026). That is a different measure, one month across the whole city, but it shows Port Credit condos selling well above the city’s typical condo.
Example: rising condo fees at 77
For example, picture an illustrative widow, 77, in a Port Credit condo apartment worth $785,000, the median price of Port Credit condo apartments that sold from April to June 2026. She has no mortgage. Her condo fees went up again this year, and her pension and savings cover less each month.
At 77, she could borrow up to about 59% of her home’s value, which is about $463,000 on $785,000. She doesn’t take it all. She takes $25,000 at closing for a special assessment (a one-time charge a condo corporation bills owners for a big repair) and her own bills, then a set deposit of $1,000 a month into her bank account.
Interest is charged only on the money she has taken, and she has no required monthly mortgage payments. She still pays her property taxes, home insurance and condo fees. The most she or her estate can ever owe is the fair market value of the home when the mortgage becomes due, provided the property taxes, insurance and upkeep have been kept up. That protection is typically called the no negative equity guarantee.
Property tax help for Port Credit owners
The City of Mississauga gives a yearly property tax rebate to homeowners 65 or older who receive the Guaranteed Income Supplement (City of Mississauga, tax rebate). The rebate began at $400 in 2018 and rises every year. Call 311 or email [email protected] for this year’s amount, and apply by December 31 each year.
If you qualify for the rebate, the City also covers 100% of the stormwater charge. Condo owners get a cheque from the City, and house owners get a credit on the Region of Peel water bill (City of Mississauga, stormwater charge). The full rules are in Mississauga’s property tax rebate for seniors.
If you are weighing a sale instead, land transfer tax on a Mississauga move shows one of the costs of buying the next home.
The building review is where the four lenders’ answers can differ on a lakeside condo like the $785,000 unit in the example. Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada for your Port Credit building and emails the best deal for your home and goals, at no cost to you, because the lender pays the brokerage once the mortgage funds. The one-time costs of the mortgage itself are set out in what a reverse mortgage costs in Mississauga.
What Port Credit homes are worth, and what that means
Typical values: TRREB Community Market Report, Mississauga, 2026 Q2. The amounts are ceilings on the market's highest-lending products, rounded to the nearest $1,000, before anything owing is paid off. A lender's own appraisal sets the real figure.
From April to June 2026, the median price of homes that sold in Port Credit was $1,650,000 for detached houses (7 sales), $1,717,000 for semis (6 sales), $805,000 for condo townhouses (5 sales) and $785,000 for condo apartments (17 sales).
That is a small number of sales, so treat these figures as a rough guide. At 65, up to 50.55% of the value means about $834,000 on the detached median and about $397,000 on the condo apartment median. At 75, up to 57.75% means about $953,000 and about $453,000.

How Port Credit homeowners use a reverse mortgage
- Condo owners: Your condo apartment or condo townhouse can qualify, with no required monthly mortgage payments while you live there.
- Still paying a mortgage: Your current mortgage is paid off at closing, and there are no required monthly mortgage payments after that.
- Renovations to stay home: Pay for a walk-in shower, a stair lift or a main-floor bedroom from your home's value, and keep living there.
- Paying for care at home: Monthly deposits or a lump sum from your home's value can pay for the care hours public home care doesn't cover.
