ReverseMortgageMississauga.ca sets out what a reverse mortgage in Lorne Park could mean for a homeowner 55 or older, using TRREB’s own figures for the houses that sold there in 2026. A reverse mortgage lets you borrow against your home and stay in it, with no required monthly mortgage payments.
Lorne Park is almost all detached houses. From April to June 2026, 36 of its 39 sales were detached homes, and no other type had more than 2 sales (TRREB Community Market Report, Mississauga, 2026 Q2).
From summer cottages to wooded lots
Lorne Park began as a cottage resort, and some of its Arts and Crafts cottages still stand (Wikipedia, Lorne Park). The area filled in with houses after the QEW was built and the Second World War ended (same source).
The older streets are wooded, and many have no curbs or sidewalks. Jack Darling Memorial Park covers 86 acres on land once called Thompson’s Wood (same source). Rattray Marsh, in neighbouring Clarkson, is the last lakefront marsh left on this stretch of the Lake Ontario shore (Wikipedia, Clarkson).
What the appraiser looks at on a Lorne Park lot
Depending on which lender is chosen, either that lender or the broker orders the appraisal, and the final amount follows the appraised value. The appraiser compares your house and lot with recent sales nearby. Condition counts too: a booked repair, such as a roof, can sometimes be built in with a holdback.
A high value still needs a careful plan
The median price of Lorne Park detached homes that sold from April to June 2026 was $1,932,000. Across all of Mississauga, the median price of the 196 detached homes that sold in September 2026 was $1,219,000 (TRREB Market Watch, September 2026). The two are different measures, one quarter in one neighbourhood against one month across the city, but the gap is large.
Next door in Mineola, which TRREB reports separately, the median detached price was $2,028,000 from 30 sales over the same April to June months (TRREB, 2026 Q2).
A high value gives you room, and three points keep that room working for you:
- The amount is not on top of what you owe. Whatever is still owing on a mortgage or line of credit comes out of that same money first.
- You don’t have to take the maximum. Interest is charged only on the money you take. Taking the most on day one can also make it harder to switch lenders when the term ends, because the balance can outgrow other lenders’ limits.
- Your equity is not certain to shrink. Rising home values often cancel out some or all of the interest added to the balance, and Canadian borrowers end up with about half their equity, on average.
If you own the house as a couple, the age used matters too. Some lenders use the younger spouse’s age and others a combined age, and that difference can be worth tens of thousands of dollars on the same house.
Advertised 5-year fixed rates ran 6.23% to 6.94% across the four lenders, checked September 17, 2026. The full list of one-time costs is in what a reverse mortgage costs in Mississauga.
Example: a mortgage still owing at 68
For example, take an illustrative couple in Lorne Park, the younger of them 68, in a bungalow worth $1,932,000, the median price of Lorne Park detached homes that sold from April to June 2026. They still owe $350,000 on a mortgage that comes up for renewal next year. The payment fit when both of them worked, and on two pensions it doesn’t.
At 68, they could borrow up to about 51.93% of $1,932,000, which is about $1,003,000. The $350,000 mortgage is paid off first from that money, which leaves up to about $653,000 more. They take $40,000 for a new roof and leave the rest unused, so no interest is charged on it.
Their required monthly mortgage payment is now nothing. They still pay their property taxes, home insurance and upkeep. If they want to, they can make payments anyway: some lenders allow up to 10% of the balance a year to be repaid without a penalty.
Staying or selling in Lorne Park
Selling a Lorne Park house to buy something smaller has its own costs: agent fees, legal fees, moving, and Ontario land transfer tax on the next home. Mississauga charges no land transfer tax of its own, so a move within the city pays the provincial tax alone. The numbers are worked out in land transfer tax on a Mississauga move.
If you would rather stay, a reverse mortgage can end the payment, as the guide to paying off a mortgage with a reverse mortgage explains. It can also pay for changes that make the house easier to live in later, set out in accessibility renovations in Mississauga.
Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada for a house with a mortgage still owing, like the $350,000 in the example, and shows by email what would be left once it is paid off. Your adult children can be copied on every email. There is no charge for that help, because the lender pays the brokerage after the mortgage funds.
What Lorne Park homes are worth, and what that means
Typical values: TRREB Community Market Report, Mississauga, 2026 Q2. The amounts are ceilings on the market's highest-lending products, rounded to the nearest $1,000, before anything owing is paid off. A lender's own appraisal sets the real figure.
From April to June 2026, the median price of detached homes that sold in Lorne Park was $1,932,000, across 36 sales. TRREB reported no other home type there, because each had 2 or fewer sales. At 65, up to 50.55% of $1,932,000 is about $977,000; at 75, up to 57.75% is about $1,116,000. Anything you owe is paid off first out of that amount.

How Lorne Park homeowners use a reverse mortgage
- Still paying a mortgage: Your current mortgage is paid off at closing, and there are no required monthly mortgage payments after that.
- Renovations to stay home: Pay for a walk-in shower, a stair lift or a main-floor bedroom from your home's value, and keep living there.
- Adding a garden suite or apartment: Pay for a garden suite or basement apartment from your home's value, for family, a caregiver or a tenant.
- Paying for care at home: Monthly deposits or a lump sum from your home's value can pay for the care hours public home care doesn't cover.
